A new home can offer a layout and systems that fit your plans from the start. Buying one still calls for careful review of the site, specifications, construction agreement, financing, and completion process. Know what is actually being offered
Distinguish a completed home from one under construction or a proposed build. Confirm the lot, floor plan, included finishes, appliances, garage, driveway, landscaping, and utility connections. Model-home photographs and renderings may show upgrades that are not included. Ask for written specifications and a clear list of allowances and exclusions.
Review the site and cold-climate design
Ask about ground conditions, foundation design, drainage, insulation, ventilation, heating, and freeze protection. Identify the water and wastewater arrangements and the documentation required for the project. Consider sun exposure, snow storage, roof drainage, vehicle access, and service access. Discuss the home’s intended energy performance and how it will be documented rather than assuming new automatically means low operating costs.
Check the builder and written agreement
Review the contractor’s professional registration, applicable credentials, insurance, references, and completed projects. Alaska’s contractor consumer guidance explains how to check licensing. Have the construction or purchase agreement reviewed as appropriate. Clarify deposits, payment milestones, change orders, selections, delays, dispute procedures, and what happens if the project or financing changes.
Coordinate financing and timing early
Ask the lender which loan structure fits the actual stage of construction, when an appraisal is required, and which inspections and completion documents it needs. Discuss interest-rate lock timing, possible extensions, and the effect of change orders on your budget. Plan for temporary lodging or flexible moving arrangements if completion is delayed.
Inspect before closing
Arrange independent inspections suitable for the construction stage and allowed by the agreement. Confirm required approvals and lender documentation. At the final walkthrough, compare the finished work with the written specifications and document incomplete or corrective items. Agree in writing on how outstanding work will be handled; a verbal plan is difficult to track after closing.
Understand warranties and the handover
Obtain the actual warranty terms, exclusions, reporting process, equipment manuals, service contacts, and system demonstrations. Ask which maintenance tasks are needed to preserve coverage. Record heating controls, ventilation settings, water shutoffs, and other operating details. Do not assume all components have the same warranty or that every concern is covered.
Buying new as a rental investment
Compare the total acquisition cost with supported local rents and ongoing expenses. Include vacancy, utilities, insurance, taxes, management, and replacement reserves even when the systems are new. Confirm permitted rental use, financing and insurance terms, and who will respond to warranty or maintenance issues.
