Discuss the appropriate investigation with your lender, environmental consultant, and attorney before deadlines expire. A listing description or database search is not a substitute for the review your transaction requires.

Buying an occupied investment property

Request complete leases, amendments, rent rolls, payment history, deposits, expense records, and service contracts. Reconcile advertised income with actual collections. Identify lease expiration dates, renewal options, expense reimbursements, maintenance obligations, and any concessions. Have your attorney review the documents and any tenant confirmations needed for closing. Model vacancy, capital work, insurance, utilities, taxes, and management using supportable assumptions.

Selling a commercial property

Prepare a clear information package with floor plans, surveys, system details, operating records, and lease documents where applicable. Distinguish real estate from business assets or equipment included in the transaction. Set an appropriate process for sharing confidential information. Discuss valuation using relevant sales, income evidence, condition, and competing space rather than relying only on a price per square foot.

Should I buy or lease?

Compare the cash required, expected length of use, flexibility, improvement costs, financing, and responsibility for major repairs. An ownership decision can affect business liquidity and future relocation options. Review the alternatives with your lender and financial and legal advisors using the actual property and proposed terms.
