A lower purchase price may come with a different maintenance or utility burden. Compare two written scenarios. For a sale, estimate proceeds after loan payoff, transaction expenses, and agreed repairs. For a rental, estimate income after vacancy, turnover, maintenance, replacement reserves, utilities, insurance, taxes, management, and financing.
